~Escobar's Farmhouse Inn Policies~

DEPOSITS - RESERVATION PROCESS:
How we process your reservation request: If you are staying for one night, we take the one night room rate plus taxes, R.I. State tax 7% and Lodging tax 6%, if you are staying two nights or more nights, we take half the amount of your stay as deposit plus taxes, the remaining amount is due at the time of check-in.  *Maximum allowed occupancy per room is as follows: Katherine Suite (6); Walter Room (5); Mary Room (3); Tony Room (2).  All guest's names must be listed on the initial reservation. *Unregistered guests are not permitted in the rooms or in the Inn, without prior approval from the Innkeeper.  Room rates are based upon a 1 - 2 person occupancy.  Additional guests are $50 per guest, per night. 

CANCELLATIONS:
Should it be necessary to cancel a confirmed reservation 14 days prior to your arrival date, your deposit will be refunded less a $50 service fee. If you cancel within the 14 days of your arrival time, your deposit may be forfeited unless the room is able to be rented,  in which case you will be refunded appropriately less the $50 handling fee. For confirmed guests not arriving on the scheduled date and without prior notification, your deposit will be forfeited and if additional room nights were reserved, the room will be open for availability the following day. Guests leaving early will not be entitled to a refund for any part of their reservation.
*The Innkeeper reserves the right to cancel any reservation, at any time, with a full refund given, of any payments made by the guest(s).

BREAKFAST:
All reservations include a full country-style breakfast served from 9:00 - 10:00 am, each morning, for each registered guest.  *Breakfast is not offered on Thanksgiving Day or Christmas Day.

LATE ARRIVING GUESTS AND INN HOURS:
The inn is staffed from 3:00 p.m. until 6:00 p.m for check-in purposes.  For guests who anticipate arriving after 6:00 p.m., we have a way to ensure that late arriving guests are able to gain access to the inn and find their guest bedroom.

QUIET HOURS
We observe quiet hours at the Inn from 10:00 pm until 8:00 am.  Please be mindful of these hours and the other guests.  

DIETARY REQUIREMENTS:
If you have significant dietary restrictions (e.g., allergies, vegetarian/vegan preferences, etc.), please let us know as soon as possible so that we can accommodate your needs.

NON-SMOKING INN:
Escobar's Farmhouse Inn is a smoke-free inn, smoking is permitted outside on the porch.  There will be a $250 non-refundable fee for deep cleaning services, charged to any room that has been smoked in to restore it back to its non-smoking condition.

CHILDREN:
Our philosophy is that we want our guests to feel as though our house is an extension of your house. We happily accommodate children but do ask parents to be mindful of other guests.

PETS:
Must be approved by the Innkeeper, prior to your reservation, at an additional fee of $50 per night.  *Restrictions and policies apply.

LOST/UNRETURNED KEYS:
Room keys are required to be turned in, prior to departure.  If keys are lost or unreturned, a replacement fee of $20 will be charged.

DAMAGE POLICY:
Damage to the property, including but not limited to guest rooms, fixtures, furnishings, artwork, décor or linens, will result in a charge of 100% of fair replacement value or necessary cleaning.

VALUABLES: Guests are solely responsible for their own valuables and safekeeping of their property. Escobar's Farmhouse Inn, LLC is not responsible for accidents or injury, damages to personal property or vehicles or for the loss of money or valuables of any kind. Please lock your guest room and vehicle to secure your valuables.

SECURITY POLICY: We are a completely PCI compliant property. Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today for secure commerce transaction. It encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.

FORGOTTEN ITEMS: Items left behind at the inn can be sent to you via mail, at your request. The cost of shipping will be billed to your credit card.
